The COVID crisis hangover
The House is paid off, and current income levels are able to cover annual operating costs. However, the House does not have sufficient Active live-ins to fully fund building improvement needs. Meanwhile, the property’s value has increased, so taxes and insurance have risen.
These realities have made challenging our ability to both address the House’s pressing maintenance needs and position the House to be a viable competitor during what are now year-‘round rush efforts.
Project #1: Roof replacement
- Remove three layers of shingles and guttering
- Install a new plywood deck (none exists now!) and drip guard around all edges
- Apply a new synthetic roof underlayment and Class 4 shingles
- Install a ridge cap ventilation system to reduce attic temperature (and lower cooling bills)
- Insert new attic insulation
Project #2: Multi-purpose sports court
- Demo the entire back parking lot
- Construct a new multi-purpose sports court for volleyball and basketball
- Install a new natural gas BBQ grill and food prep equipment
- Build a new plastic-coated fence surrounding the area
